Yardi Breeze FAQ

What's the difference between Breeze and Voyager?

Breeze is Yardi's streamlined, cloud-based platform designed for smaller portfolios (typically under 1,000 units). Voyager is the enterprise platform for larger, more complex operations. Breeze offers simplicity and lower cost; Voyager offers depth and customization. We can help you determine which fits your needs.

Should I choose Breeze or Breeze Premier?

Breeze Premier adds advanced features like job costing, invoice approval workflows, and enhanced reporting. If you manage multiple entities, need sophisticated approval chains, or require corporate-level reporting, Premier is likely the better choice. We can assess your needs and make a recommendation.

Can you migrate data from my current system?

Yes. We regularly migrate data from spreadsheets, QuickBooks, AppFolio, Buildium, Rent Manager, and other property management systems. Data migration is one of the most critical parts of any implementation, and we follow a rigorous validation process to ensure accuracy.

How long does a Breeze implementation take?

A typical Breeze implementation takes 2-4 weeks depending on portfolio size and data complexity. This includes setup, data migration, configuration, and training. Breeze's streamlined design means faster implementations compared to enterprise platforms.

Do you provide training?

Yes. Training is included in our implementation packages and available as a standalone service. We provide role-based training tailored to how your team actually uses the system—not generic overviews. We also create custom documentation for your specific workflows.

Can we upgrade to Voyager later?

Yes. Many clients start with Breeze and migrate to Voyager as they grow. Because both platforms are part of the Yardi ecosystem, the transition is more straightforward than switching vendors entirely. We've helped numerous clients make this upgrade successfully.

Does Breeze support manufactured housing?

Yes. Yardi Breeze includes the MH Manager module for manufactured housing communities and mobile home parks. It handles lot and home tracking, split billing, and home sales management. For larger MH portfolios that need advanced reporting or custom workflows, Voyager also supports MH Manager as of December 2025.
