Pistilli Management is a family-owned real estate firm headquartered in Whitestone, Queens. The company owns and manages 23 properties across Queens, Brooklyn, and Manhattan, encompassing 1,281 residential units with a combined portfolio value of $271.5 million.

The portfolio includes a mix of elevator and walk-up apartment buildings, office properties, and both market-rate and affordable housing. With operations spanning multiple NYC boroughs and property types, Pistilli needed a technology platform that could handle the complexity of rent-stabilized leases, SCRIE/DRIE subsidies, DHCR compliance, and commercial tenancies - all under one roof.

When Pistilli decided to move from MRI to Yardi Voyager, they needed a partner who understood the unique regulatory and operational demands of New York City multifamily management.

The Challenge

Migrating a 23-property NYC portfolio from MRI to Yardi Voyager presented a multifaceted challenge that went well beyond a standard data conversion:

  • Complete data extraction from MRI, including residential leases, commercial leases, tenant ledgers, security deposits, and vendor records across all 23 properties
  • ETL development to convert and import MRI data into Voyager with accuracy, including charge schedules, AC charges, and subsidy configurations for affordable units
  • Legal module configuration for the rent-stabilized portfolio, including petition tracking, warrant processes, and legal notice generation
  • Affordable housing setup covering SCRIE/DRIE subsidies, HPD and NYCHA coding, and subsidy charge structures
  • Integration with ClickPay for online rent payments, OnSite for property management, and Studebaker for check printing - all needing to work from day one
  • Bank reconciliation across 66+ bank accounts that had never been reconciled in Yardi, spanning months of MRI-to-Voyager transition data

With a large team relying on the system for daily operations - from leasing agents processing move-ins to accountants cutting checks - there was no room for a prolonged, disruptive transition.

The engagement adapted as the business evolved - from the initial data conversion through bank reconciliation cleanup and ultimately to automated bank rec setup and RentCafe implementation.
