Pearl is San Antonio's premier mixed-use destination, built on the 23-acre site of the former Pearl Brewery, which has operated since 1883. Developed by Silver Ventures, the campus has been transformed from a historic brewery into a thriving community that includes over 30 restaurants, curated retail, residential apartments, the 146-room Hotel Emma, office space, a Culinary Institute of America campus, and a twice-weekly farmers market.
The portfolio spans multiple asset classes under one ownership group: 1 million square feet of commercial space leased to restaurant and retail tenants, 120 residential units at properties like Cellars at Pearl, and hospitality operations including Hotel Emma. Each asset class brings its own accounting requirements, lease structures, and reporting needs — all running on a single Yardi Voyager platform.

The Challenge
Pearl's Yardi Voyager environment needed significant optimization and buildout to match the complexity of the portfolio. The team faced gaps across multiple areas:
- CAM reconciliation had never been fully configured — recovery profiles, expense pools, and fee caps needed to be built lease-by-lease across the entire commercial portfolio
- 1099 data from two legacy systems (MRI and NetSuite) had to be migrated into Yardi with proper vendor mapping and balance validation
- Ownership and executive reporting required custom development — standard Yardi reports did not meet the level of detail Pearl's leadership expected
- RENTCafe property websites were misconfigured, with at least one residential property showing "Contact Us" instead of unit availability
- User permissions had grown inconsistent across multiple user groups, creating access issues and security gaps
- Workflow automation for journal entries, invoices, and approvals was either absent or incomplete

BC Solutions built separate ETL processes for each source, validated vendor Tax IDs, resolved unmapped vendors, and imported 1099 balances with reversing journal entries to ensure accurate year-end reporting from day one in Voyager.
Once the data was migrated, BC Solutions conducted hands-on training sessions with Pearl's accounting team, walking through 1099 procedures, multi-property extraction, vendor selection, and troubleshooting for complex vendor scenarios.
