About HK Property Management

Based in Concord, California, HK Property Management brings more than 30 years of experience in real estate investment, management, and acquisition. The firm specializes in Class A and B multifamily assets, operating 12 communities across California, Texas, and Colorado. With a technology-forward approach to property operations, HK leverages automation, real-time analytics, and smart maintenance tools to deliver a modern resident experience across every market it serves.

As HK's portfolio expanded across state lines, the team recognized that their existing Yardi Breeze environment could no longer support the operational complexity of a multi-state, multi-product operation.

The Challenge

HK Property Management had been running on Yardi Breeze, which served the portfolio well during its earlier growth phase. But as the team expanded into new states and added commercial units alongside its residential portfolio, Breeze's limitations became apparent. The firm needed to migrate to Yardi Voyager 8 to unlock enterprise-grade functionality, while simultaneously deploying a full suite of ancillary products that Breeze couldn't support. The migration required careful coordination across several fronts:

  • Migrating all property, tenant, lease, and financial data from Breeze to Voyager without disrupting active operations across three states
  • Auditing and restructuring the chart of accounts to align with Voyager's more granular GL architecture
  • Validating residential and commercial data across test and live databases, including trial balances, security deposits, aged receivables, and prepayments
  • Deploying 17 ancillary Yardi products, each with its own configuration, training, and go-live requirements, on a compressed timeline
  • Training on-site teams across multiple locations on an entirely new platform and workflow

The scope was substantial: a full platform migration and a 17-product ancillary rollout, all running in parallel within an eight-week window.

The BC Solutions Approach

BC Solutions assembled a multi-consultant team to manage both the core migration and the ancillary product deployments simultaneously. The team established a weekly tri-party meeting cadence with HK's leadership and Yardi's implementation and product specialists, ensuring every workstream stayed aligned as the project moved through its phases.

Why It Matters

The HK Property Management engagement demonstrates how BC Solutions manages one of the most complex scenarios in the Yardi ecosystem: migrating from Breeze to Voyager while simultaneously deploying a full ancillary product suite.

Breeze-to-Voyager migrations require a different playbook.

Unlike a fresh implementation or a migration from a competitor system, a Breeze-to-Voyager move involves data that already lives inside Yardi's ecosystem but needs to be restructured for a fundamentally different platform architecture. BC Solutions' two-wave validation process caught discrepancies in trial balances, security deposits, and lease data that would have caused issues post-go-live.

Ancillary products multiply the coordination challenge.

Deploying 17 products concurrently means managing 17 separate Yardi product teams, each with their own timelines and configuration requirements. BC Solutions served as the single point of coordination, running weekly calls with all stakeholders and maintaining a master project plan that tracked dependencies across every module.

COA restructuring before migration prevents rework.

Rather than migrating the existing chart of accounts and cleaning it up later, BC Solutions audited and restructured the COA in Breeze before the conversion. This ensured the data arrived in Voyager already aligned with best practices for the more granular GL structure, eliminating the need for post-migration account remapping.

Training investments pay off at scale.

BC Solutions built custom Voyager 8 training guides covering residential leasing, property management workflows, and accounting processes. Combined with a structured Yardi Aspire learning plan, the training program gave HK's teams across all three states the confidence to operate independently from day one on the new platform.
